Eastshore is one of Richmond's smaller neighborhoods, a quiet residential pocket tucked against the El Cerrito line in the southeast corner of the city. The housing leans older and more characterful than much of Richmond: early-twentieth-century cottages, Craftsman bungalows, and ranch homes on modest 5,000-square-foot lots, the kind of stock you would expect closer to Berkeley. With only a few hundred residents, it has a tucked-away, residential feel. The location does a lot of the work. El Cerrito del Norte BART sits just east, putting a one-seat ride to Berkeley, Oakland, and San Francisco within easy reach, and I-580 skirts the southwest edge for drivers heading to Oakland or Marin. The Booker T. Anderson Community Center anchors the eastern side for parks and recreation. The catch is that Eastshore is small and mostly residential, so there is little in the way of shops or restaurants within its own borders, and the surrounding corridors are workaday rather than charming. For buyers who want older-home character and BART access without El Cerrito pricing, it is a quietly practical choice.
