The Mountain Course is the Championship Course's higher, forest-walled sibling, a par-58 layout by Robert Trent Jones Jr. that arrived with the second wave of village building after Boise Cascade bought out the original developers in 1968. Where the senior Jones's course spreads across open mid-mountain ground, the son's design threads through tight timber, and the neighborhood around it shares the personality: quieter, higher, unconcerned with being seen. Homes and condos sit along the holes at elevation, where the forest is thicker and the snow arrives early and stays late. Prices run more moderate than the fairway addresses down the hill, which surprises buyers who assume all Incline golf frontage costs the same. It does not, and this corner is the arbitrage. The golf season is short this high, and the winter is not. What you are buying is the hush: this part of the village goes properly still when the course closes, and some owners consider that the best amenity on the parcel.
