Murrieta Meadows is a mid-1990s Signature Properties tract on the west side of Livermore, a little over 200 homes built between 1993 and 1996. The floor plans are practical three- and four-bedroom layouts in the 1,700-to-2,500 square-foot range, on lots that run a comfortable 7,500 to 10,000 square feet, which gives the neighborhood roomier yards than its modest home sizes might suggest. It is a quiet, self-contained residential pocket of the kind that 1990s builders did well: curving streets, consistent architecture, and enough lot space to keep neighbors from stacking on top of each other. The west-Livermore position keeps you reasonably close to Murrieta Boulevard's shopping and the cross-town routes. The honest read is that this is a steady, unremarkable-in-a-good-way neighborhood. You will not walk to much, and it does not carry a marquee name, but the homes are well kept, the lots are generous for the price, and it tends to sit in the more attainable tier of Livermore's detached-home market.
