Northside Livermore is the broad, older neighborhood that spreads north of the downtown core and the railroad, taking in the Town Square and Old Northside pockets. The housing here is some of the oldest in the city outside the historic core, much of it built between the 1940s and 1960s: compact single-story homes from 800 to 1,900 square feet, with a scattering of duplexes and small income properties mixed in among the single-family blocks. The location is the long-running appeal. You are close to downtown's restaurants and First Street energy, and I-580 access is quick, all at some of the more affordable price points in Livermore. It is a real, lived-in part of town rather than a polished tract. That history cuts both ways. The blocks are a patchwork, with beautifully kept older homes next to ones still waiting their turn, and the mix of rentals and owners varies street to street. For buyers who want to be close to the center of Livermore without paying downtown-restored prices, though, Northside is where a lot of the value still lives.
