Park Estates is one of the most exclusive neighborhoods in Long Beach, an upscale enclave of large homes on wide, planted lots just west of the Cal State Long Beach campus. Developed by Lloyd Whaley in the 1950s with a deliberately park-like plan, it leans heavily mid-century, including a handful of homes by the famed modernist architect Richard Neutra, and HOA guidelines keep the streets polished and the setbacks generous. It is a quiet, leafy, car-oriented neighborhood where the appeal is space, privacy, and architecture rather than walkable shops, with the university, the VA medical center, and the eastside parks close by and the beach a short drive south. Prices sit near the top of the city's market.
