Ponderosa is a founders'-era outlier: among the Crystal Bay Development Company's original 1960s subdivisions, this was the one platted northwest of the Highway 431 traffic circle, hung on the west side where the town starts to climb. The name salutes the pines, though in this town it inevitably nods to the TV ranch across the valley that made the word famous. This is where Incline still feels like a mountain town instead of a resort. Creeks cut through the forest between streets, the housing runs to real cabins and mid-sized homes rather than showpieces on lots between about 6,250 and 6,800 feet, and the neighborhood has a long tradition of housing the people who actually work in the village. Highway 28 hums along the lower edge and lake views are scarce until you climb. Neither bothers the people who chose it. This is the neighborhood you pick to live in Incline, not to show it off.
