Southside Livermore is the stretch just south of the downtown core, where the city's older residential blocks run down College Avenue and the surrounding streets toward the open land at the city's edge. It is a genuinely mixed neighborhood: turn-of-the-century bungalows and a few historic farmhouses (some dating back well over a century) sit near larger, later homes, so the housing stock and the lot sizes shift noticeably from block to block. The location is the draw. You are within walking or quick-biking distance of downtown's First Street restaurants and tasting rooms, and the southern edge points you toward Sycamore Grove Park and the start of wine country. That combination, walkable to downtown on one side and open space on the other, is rare in Livermore. The variety means there is no single Southside look, and prices range widely with it, from updated cottages to substantial properties on deep lots. For buyers who want character and proximity to the center of town rather than a uniform tract, this is one of the more interesting and flexible parts of Livermore.
