Sunset East is a late-1960s and early-1970s neighborhood from Sunset Development, and despite the name it sits on the west end of Livermore, just west of downtown. The homes are mostly single-level ranches, 1,050 to 2,300 square feet on roomy 7,000-to-10,000 square-foot lots, with the palm trees, landscaped front lawns, and lush parks that define this stretch of the city. What sets it apart from the older central tracts is the combination of proximity and space. You are close to downtown's First Street restaurants and shops, but on lots large enough to give the ranch homes real breathing room, and the prices reflect that desirability, sitting comfortably above the city's entry tier. It is a car-oriented neighborhood for errands, like most of Livermore, but the walk-and-bike connection to downtown is genuinely usable. For single-story living on a generous lot within reach of the city's center, Sunset East is one of the west side's stronger options, and the well-kept streetscape shows why.
