Tahoe Donner is the giant. Dart Industries platted roughly 6,000 lots here in 1971 on the burn scar of the 1960 Donner Ridge Fire, and today it is one of the largest homeowners associations in America, north of 6,400 properties and some 23,000 members. The amenity package is the whole identity: a downhill ski hill, a cross-country center, an 18-hole golf course, an equestrian center, five pools, two big recreation centers, and a private beach and marina on Donner Lake. The backstory is better than the brochure. The state blocked Dart from drawing Donner Lake water, a 1976 order halted lot sales for eighteen months over sewage, and angry buyers sued. Today's amenity-rich community grew straight out of that infrastructure fight. This is the attainable end of Truckee: 1970s cabins and A-frames alongside newer builds, not gated, member-priced amenities you pay for whether you use them or not. The honest catch is that it sits at 6,700 to 7,300 feet in dense forest, so the snow load is punishing and the wildfire and evacuation-route conversation here is constant, not theoretical.
