The Keys exist because a dredge ate a marsh. Starting in 1959, the Dillingham Corporation carved this canal community out of the western half of the Upper Truckee Marsh, the largest wetland in the Sierra Nevada, piling the dredged fill into islands and selling the waterfront lot by lot. Nothing else on Lake Tahoe looks like the result: some 1,500 homes, hundreds with boats tied up behind the house, fifteen minutes from morning coffee to open water. The association is a big part of the deal, with pools, tennis, a private beach, and the marina, plus the fees that fund all of it. Homes range from original 1960s A-frames to full rebuilds along the outer channels. The honest asterisk is the water itself. The canals fight a chronic aquatic-weed problem, harvesting boats and inspection rules are part of Keys life, and environmental agencies have spent decades regretting how the place was built. The marsh restoration next door is the apology. None of it moves the market much. Nobody who owns a dock seems to be leaving, and the wait for that lifestyle starts at the property line.
