Upper Tyner is the town's attic, and the view from up there is the point. This is the highest residential subdivision in Incline Village, climbing to about 7,840 feet where Highway 431 begins its run over Mount Rose, and the lots flatten into some of the most usable ground on the mountainside, averaging around four tenths of an acre. The mix is honest: original cabins and modest homes sit beside full-scale mountain builds, all of it under heavy timber that predates the town. For Reno commuters, the 431 on-ramp out of the neighborhood is the fastest exit in the village, which matters more every year as the town's workforce and wealth flow over that pass. Elevation is the tax. Snow stacks deeper and stays longer here than almost anywhere in Incline, and driveway plowing is a line item, not an afterthought. The reward is big-tree privacy the lower village cannot match, plus the quiet satisfaction of living above all of it.
