Vanden Meadows is a newer residential area at the southeast edge of Vacaville, framed by Nut Tree Road on one side and Leisure Town Road on the other, south of Cogburn Circle. It feels like the quiet end of town, with houses new enough that some yards are still bare. The city's plan covers about 780 single-family homes, grouped into smaller villages with names such as Villages at Vanden, Vanden Estates and Foxboro Knolls. Meritage Homes built the Tramore village. Building is not finished, so a street of occupied houses can sit beside a block of empty lots and framing. The nearest green space is Cannon Station Park, a short distance off, with Ruby Park and Magnolia Park both a short walk beyond it. Cambridge Park and Arlington Park need a drive or a longer bike ride. A neighborhood park of nearly seven acres and a trail network are part of the plan. Eating out takes the car. Dutch Bros Coffee, close to a mile away, is the nearest named stop, and most restaurants are along Alamo Drive or downtown. No grocery store sits inside the area, so shopping is a trip across town, so residents tend to keep a running errand list. A forgotten item means a drive of several minutes. Nut Tree Road and Leisure Town Road carry daily traffic, and Interstate 80 is the way out of town. Weekend plans can stay local, with Lagoon Valley Park for a lake walk and the Saturday farmers market downtown. Distance is the price here, and it shows up in every trip. Nearly every errand needs a drive, and the area has no center of its own yet. Evenings are when Vanden Meadows is at its best, as the open sky at the town's edge and the cooler air bring people onto the park trails.
