Wagner Farms is a 1960s neighborhood north of East Avenue, one of Livermore's earlier tracts and still one of its quieter ones. The homes date to roughly 1960 through 1968, single-story by and large, in three- and four-bedroom layouts on flat 6,000-to-7,500 square-foot lots. Six decades in, the trees have matured and the original homes have been steadily updated, giving the streets a settled, lived-in feel. The position is the everyday advantage. Sitting off East Avenue puts you within a short drive of the East Avenue shopping, the freeway corridor, and the southeast-Livermore park network, while the interior blocks stay calm and low-traffic. It is an established part of town rather than a new or flashy one. The homes are right-sized rather than large, so this is not the spot for buyers chasing square footage, and you will drive for errands like most of Livermore. But for an affordable, well-kept midcentury home on a usable lot in a quiet, central-east location, Wagner Farms is a dependable pick.
