Golden Bear is the westernmost pocket of the Montgomery Estates orbit, a loop of quiet streets off Pioneer Trail with conservancy land on one flank and national forest on the other. That public-land wrapper is the amenity: no future subdivision pressing in, trails at the edge, deer in the yard. Homes lean newer and owner-occupied like the rest of the Montgomery Estates orbit, and the defensible-space chores that come with a forest boundary are simply part of the deal here. There is nothing to walk to and no scene to speak of, which is the point. People land here for the buffer, stay for the quiet, and drive for absolutely everything else.
