Montgomery Estates is where the south shore's full-timers went for elbow room: a county-side spread along Pioneer Trail whose pockets, Cold Creek, Golden Bear, High Meadows, Kokanee, and Meadow Lakes, each carry their own micro-personality. Pioneer Trail itself is the historic route through Lake Valley. A logging railroad ran this way in the 1880s past the old Sierra House way station, whose name survives on the elementary school serving these streets. Lots run larger than the city grids, homes skew newer and owner-occupied, and Heavenly is a few miles up the road, close enough to matter on a powder day. It is car country with no commercial strip of its own, and the forest edge makes defensible-space chores part of ownership. As a trade for actual quiet and a driveway basketball hoop, most residents consider that a bargain.
