Gray's Crossing is the golf community you can nearly walk to town from. East West Partners built it as Old Greenwood's sibling, opened the Peter Jacobsen and Jim Hardy course in 2007 on meadow land near Prosser Reservoir, and named it for Joseph Gray, whose 1860s toll station was among Truckee's first structures. Schaffer gets Father of Truckee, Gray gets founder. The town hands out both titles. The course runs a summer concert series and a fire-pit lounge, and the Tahoe Mountain Club membership carries over from Old Greenwood. Housing spans custom homes and the more attainable Village product near the commercial node, and because you can reach downtown on foot or a two-minute drive, it holds more full-time residents than the gated Martis Valley clubs. Worth knowing: the course went semi-public, so this is not fully private exclusivity, the club dues are still a line item, and it is propane at Truckee elevation with the usual wildfire and smoke seasons. If proximity to a real town matters more than a walled gate, Gray's Crossing is the one that gets it.
