Tyner is a piece of family history hiding in plain sight: it was the maiden name of May Smith, wife of Raymond Smith, the planner who drew Incline Village, and the street carrying it is the longest in town. Lower Tyner takes the mid-slopes between roughly 6,800 and 7,120 feet, bracketed by First and Second creeks on the village's west side. The housing runs the full arc of Incline's history, from older cabins to substantial rebuilds with a few condo pockets, and the right streets pull filtered lake views through the timber. It is the more convenient half of the Tyner slope: lower, a touch warmer, quicker to town. Winter is still a commitment this far above the lake, and the creeks that make summer pretty make some lots complicated, so ask about setbacks before you fall for a parcel. It remains one of the more sensible routes into a single-family home on the west side, a fact the market has never fully priced in.
