Booth Creek developed Big Springs in the 1990s, East West Partners built the pedestrian Village in the mid-2000s, and Vail Resorts has run the mountain since 2010. The result is the most varied real estate on this list. You can buy a Village condo steps from the ice rink and the gondola, a townhome in the trees, or a large ski-in, ski-out custom up in Big Springs. That range, plus a walkable base village, is the appeal. Martis Camp connects by a private lift, but it is a separate world. Here the energy is public and resort-forward. The honest notes: Highway 267 clogs on powder days and holidays, short-term rental turnover means your neighbors change weekly, and the governance splits across several HOAs and a services district.
