Stratford Park is a compact late-1980s enclave framed by Patterson Pass Road to the north, busy South Vasco Road to the east, and Daphne Drive to the south. A single interior loop, Alison Circle with its short Heidi Way spur, holds fewer than fifty homes: two-story contemporaries of 2,400 to 3,000 square feet on 8,000-square-foot lots, with brick accents, three-car garages, and deep front lawns that give the tract a polished, buttoned-up feel. Its front yard is effectively William Payne Sports Park, right across Patterson Pass, with soccer fields, a baseball diamond, a BMX track, and Arroyo Mocho trail access. The Las Positas golf course is about a mile west, while daily errands mean a five-minute drive to the East Avenue grocery centers or the Las Positas and I-580 corridor. Vasco makes for a fast commute north. The tradeoffs are specific and worth knowing. There is zero retail walkability, the street lighting is limited, and the homes along the eastern edge live with constant road rumble and truck noise off Vasco that never fully fades. For larger, well-kept homes backing onto a real sports complex, though, Stratford Park is one of the better-presented small tracts on this side of town.
