Solano Stroll 2026: Route, Parking, and the City Line

For about four and a half blocks east of Curtis Street, the city line runs straight down Solano Avenue. North sidewalk, Berkeley. South sidewalk and the roadway itself, Albany. Most of the year that is a trivia answer.

On Sunday it is the whole point. The 50th Solano Stroll runs Sunday, September 13, 2026, from 10 a.m. to 5 p.m. along roughly a mile of Solano Avenue between San Pablo Avenue in Albany and The Alameda in Berkeley. Two cities, one street, about 100,000 people, no cars. It is the one day a year the corridor behaves like a single place instead of two addresses sharing a curb.

Solano Stroll parking, honestly assessed

Do not plan on parking near Solano. Plan on parking a long way off it, or on not driving at all. The Solano Avenue Association puts the festival halfway between the North Berkeley and El Cerrito Plaza BART stations, about a 15 minute walk from either, and that walk is the fastest way in.

If you do drive, come at it from the back. Side streets take parking wherever it is normally allowed, and the association steers north side traffic in from Washington Avenue in Albany or Capistrano, Tacoma, and Colusa in Berkeley, with Marin Avenue serving the south side. There is free bicycle valet next to 1275 Solano by the BART tracks, which on a 100,000 person day is the smartest space on the street.

One avenue, two city halls, two school districts

The reason Solano feels different block to block is that it is not one jurisdiction. West of the split the street and its south side are Albany, served by Albany Unified. The Berkeley stretch, from roughly the city limits east to The Alameda, is the main shopping street for Thousand Oaks and feeds Berkeley Unified. Same avenue, same bus, different city hall and different district office.

That split has teeth. The Berkeley Scanner reported in May 2026 that organizers were asking Berkeley for $300,000 over two years to cover police, waste, and roughly 300 anti-ram barricades, and warned the Stroll might run on the Albany side only. Albany had already committed about $100,000.

The east end is the older, hillier half: the 1911 rail tunnel that still carries cars under the ridge, the 1925 Oaks Theatre at 1875 Solano that has been dark as a cinema since 2010, and the climb toward Indian Rock. The west end flattens toward San Pablo Avenue and the freeway, near the Golden Gate Fields site we wrote about this month. Landmark’s Albany Twin at 1115 Solano closed in 2023, so the corridor now has two empty movie houses and no screens.

What the two sides actually cost

Berkeley’s side is the expensive one. Berkeley’s citywide median sale price was about $1.73M in August 2026, against roughly $1.20M in Albany the same month, a gap of about $530,000 on a street you can walk end to end in twenty minutes.

Treat the Albany number with care. Albany is a small city and its monthly median swings hard: our Albany city page shows about $1.47M in March 2026 and about $1.36M in June before August landed at $1.20M. A handful of condo sales moves that line. Berkeley, with far more volume, has held between roughly $1.66M and $1.75M since April.

The trade-off nobody brings up at a street fair

Albany buys you schools and a small government, and gives up variety. Albany scores 4.7 out of 5 on schools in our Albany rankings, the second best mark in Alameda County, and the whole city is one small district with one high school. It is also about 1.7 square miles, so the housing stock runs narrow, and the corridor is not uniform: Solano Hill scores 4.8 overall with a 5.0 on safety, while Lower Solano down the hill sits at 3.6.

Berkeley buys you range and charges for it. Thousand Oaks, the neighborhood on the avenue’s Berkeley end, scores 4.3 overall with 4.9 on safety and 4.3 on amenities, among the strongest in Berkeley, and its August 2026 median ran well north of $2M. Berkeley’s citywide school score is 3.9, and because Berkeley Unified assigns students by zone rather than by the block you bought on, an address here does not lock in a school the way an Albany address does.

Better is the wrong frame here. The useful question is which constraint you would rather live with for the next ten years. When we compare neighborhoods at Houseberry we read this corridor one side at a time, because the scores genuinely change across a painted line.

Come Sunday, none of that is visible. Which is the argument for walking the whole mile, San Pablo to The Alameda, before deciding which half you would want to wake up in. The Stroll returns the second Sunday of every September. The price line is less reliable.
